I’m pleased to say I’ve topped over a BIG NUMBER in sales already in 2015, which has kept me from updating the blog on a regular basis. But because I’m focusing now on both listings and buyers, I did locate this good information for those of you who are thinking of putting your home up for sale. Selling a home is a complex process. If you’re like most sellers, you’ve lived in your home for several years and have

Here are some things to keep in mind as you move toward listing your home:
- Allow a few months and do your homework
- If you’re planning to sell your home, take a look at how long homes take to sell in your market. The amount of time it takes to sell a home can vary widely by market, with homes in one city selling in just a month and homes in other markets taking up to three months, according to data from the National Association of Realtors. You should be able to research the typical sales time for your marketplace just by asking me.
- You’ll also need to do homework to price your home appropriately. Of course you want a good price, and I’ll help you with that. But don’t get greedy, or your home will not attract showings.
- You will be asked to make disclosures about your home’s condition to prospective buyers. If your home was built before 1978, you’ll need to determine if it contains any lead-based paint.
- Curb appeal is vital: landscaping, clean gutters and windows, a well-lit exterior, and easy to read house numbers are all subtle, but important, features.
